Make Renting Fairer.

Did you know over 2.3 million people rent across NSW? That's over a third of the population of the entire state.

And that number is growing every year.

A successful campaign

The NSW Government has passed legislation to make renting fairer.

​More than one third of NSW rents, and having laws in place to get the balance right between renters and owners is crucial.
 

​Renters deserve to feel secure in their home – so they can not only build a life but get ahead.

But there is still more that needs to be done.

The latest rental laws include:

  • No grounds evictions are now banned – landlords must provide reasonable grounds to end a lease, and a reason to end a tenancy for both periodic and fixed-term leases.

  • Free-free rent payments – no more extra fees. Renters can now pay rent online without those additional costs.

  • Pets are welcome – it’s now easier to have pets in rentals. Landlords have to have a good reason to reject pets, and if they don’t respond to your request within 21 days, your pet is in.

  • Limit rent increases to once per year – previously, only periodic leases and fixed-term leases of 2+ years had this rule. It now applies to all leases.

  • Banning fees on background checks – renters will no longer be charged for background checks when they’re applying.

There is still more to do

The work is not done.

The NSW Government has recently announced:

  • A crackdown on AI-generated and CG photos – listings will be required to include a mandatory disclosure when images have been digitally altered to mislead rental applicants.

  • That it will go guarantor on up to 50% of the homes in new developments, through the Pre-Sale Finance Guarantee.

This legislation has been developed working with housing providers, rental advocates, and property stakeholders including more than 16,000 submissions from across NSW.
